Ferndale Showhome |  Waikanae





The clients wanted to build a showhome with a timeless broad appeal that would also accentuate the sustainable concept of the Ferndale subdivision and make maximum advantage of the site.

The orientation of the showhome in relation to the sun was well thought through:

  • The living and bedrooms all face north to maximize solar gain
  •  Skylights and raking windows allow maximum light to flow in
  • Low level south-facing windows frame lit gardens.
  • A pavilion (sheltered deck with built-in barbeque area) that encapsulates the best in indoor/outdoor flow.

The following features were incorporated into the design to fit with the required ethics of the eco-focused subdivision:

  • Solar panels providing primary heating source for hot water & in-slab heating with integrated heat pump booster to both systems
  • Double glazing in thermally broken (APL Thermal Heart) window frames
  • Under slab & edge foundation insulation to prevent thermal bridging
  • 140 wide timber framed exterior walls with R2.8 + R1.0 insulation
  • R2.6 batts insulation blocks between truss chords with R2.4 blanket to eliminate gaps & bridging
  • Water storage tanks supply garden irrigation & hose taps & toilet cisterns
  • Grey water recycling system for garden irrigation
  • Locally sourced plantation timber weatherboards & framing
  • Permapanel (wood matrix) substrate for plaster cladding
  • Locally sourced quarry stone
  • Low VOC paints, mdf trim and Bestwood joinery veneers
  • Recycled Whittakers chocolate cocoa bean husks for garden mulch

The showhome achieved a very impressive green star rating of 125.
